What the calculator cannot see

  • Subfloor condition — leveling, patching, or moisture remediation is the most common reason a real bid exceeds a calculator bracket. See subfloor moisture testing.
  • Removal and disposal of what is there now. Carpet has its own range on the carpet removal cost page; tile and glued-down flooring removal is more labor-intensive.
  • Stairs, priced per step for carpet, LVP, and hardwood alike.
  • Room shape and transitions — closets, cabinetry cutouts, and many small rooms take longer per square foot than one open space.
  • Material grade inside a category — the range already spans it, but your specific pick decides where you land.

Methodology

Reno-specific per-square-foot ranges (hardwood, LVP/vinyl, laminate, carpet, tile) are compiled from a September 2026 Reno-market pull covering hundreds of local quotes, including a 778-quote hardwood-specific dataset standardized to a 1,282 sq ft home (RENO-017). Where no Reno-specific figure exists — hardwood floor refinishing — the range shown is a national proxy (Angi, updated July 2026) and is labeled as national, not local, wherever it appears. Ranges are materials + labor for a typical installation and do not include subfloor repair, furniture moving, or old-flooring removal/disposal unless stated. Rechecked quarterly.

Flooring cost calculator questions

How accurate is this flooring cost calculator?

It multiplies your square footage by the same sourced Reno-market per-square-foot ranges published across this site (September 2026 data; hardwood refinishing is a labeled national figure). It gives a realistic bracket, not a quote — it does not know your subfloor condition, room shape, stairs, or removal needs, which are the things that move a real bid inside or outside the bracket.

How do I measure square footage for flooring?

Measure each room's length and width in feet and multiply; add the rooms together; include closets. Then add a waste factor — about 10% for straight-lay plank or tile, 15% or more for diagonal or pattern layouts. Installers measure themselves before quoting, so your number only needs to be close.

What is not included in these numbers?

Removal and disposal of old flooring, subfloor repair or leveling, moisture testing and vapor barriers, stairs (priced per step), furniture moving, and trim work. Each is a real line on a full quote. The carpet removal page has that cost separately; the other items vary too much by house to price generically.

Why does tile have such a wide range?

Because tile material runs from basic ceramic at a dollar or two per square foot to natural stone at many times that, and labor varies just as much between a straight lay and a herringbone with waterproofing. The tile cost page explains where a typical bathroom or kitchen lands in that range.
